Got Questions? We’ve Got Answers

Property inspector speaking with a client about a building inspection
How quickly can Prescan attend a property?

Prescan is often able to attend a property within 24 hours, and most Adelaide metropolitan inspections can typically be completed within 24–48 hours. Inspection timeframes can be affected by property location, agent or occupant availability, tenant notification requirements, auction schedules, and cooling-off deadlines.

Inspection reports are typically completed and issued later the same day as the physical inspection. In some circumstances, report delivery may occur on the following business day, depending on the inspection’s complexity and scheduling requirements.

You will be notified as soon as your report is available.

An invoice is issued when the inspection report is delivered. Payment is marked as “Due Now” and same-day or next-day payment is expected.

Prescan generally does not charge a cancellation fee where sufficient notice is provided and the inspection time can be reallocated to another client. However, if the inspector is already travelling to the property or has arrived on site, a cancellation fee of 50% of the inspection fee may apply.

Building and timber pest inspections are visual, non-invasive inspections and are limited to areas that are safe and reasonably accessible at the time of inspection. Areas that cannot be accessed due to safety concerns, stored belongings, locked spaces, low clearances, construction limitations, or other restrictions may not be inspected.

Any inaccessible areas and inspection limitations will be documented within the report. While a thorough inspection can often still be completed, restricted access may increase the risk that some defects or timber pest activity cannot be identified at the time of inspection.

Yes. Prescan conducts inspections throughout Adelaide and many surrounding South Australian regions.

Properties located outside the metropolitan area may incur an additional travel fee depending on distance and travel requirements. If you are unsure whether your property falls within Prescan’s service area, please contact us before booking.

A Pre-Purchase Building Inspection focuses on identifying major defects, minor defects, maintenance concerns, and other observable building issues.

A Combined Building and Timber Pest Inspection includes everything covered in the building inspection, plus an assessment for evidence of timber pest activity, timber pest damage, wood decay, and conditions conducive to future timber pest problems.

Many purchasers choose the combined inspection for a more comprehensive understanding of the property’s condition before committing to a purchase.

Prescan will attempt to contact the nominated access contact as soon as possible after receiving your booking request. Once access has been confirmed, you will be notified of the inspection time.

If there is difficulty arranging access, or there has been no response after multiple contact attempts, Prescan will keep you informed of the progress.

Yes. Prescan can accept bookings from buyers’ agents, trustees, family members, property professionals, and other authorised representatives.

The booking form allows you to nominate a different person or entity to be named on the report and invoice. The party listed on the report and invoice will be the client covered by the inspection agreement and responsible for payment.
